Position Overview
We are seeking a proactive and strategic Procurement Sourcing Specialist to support and drive our national procurement initiatives. This role is critical to optimizing vendor partnerships, executing sourcing strategies, and ensuring cost-efficiency across Core Spaces' portfolio. The ideal candidate will operate with a high level of independence, owning sourcing initiatives end-to-end, contributing strategic insights, and collaborating cross-functionally across the business.
What You Will Do
- Lead sourcing efforts by identifying vendor solutions, managing RFP processes, and executing cost-saving strategies across our communities.
- Collaborate with internal teams (operations, development, design, etc.) to align procurement strategies with property and business needs.
- Independently manage vendor relationships, including selection, negotiation, and contract execution.
- Own the end-to-end sourcing lifecycle, including RFPs, vendor selection, and program implementation across applicable properties.
- Drive the rollout and adoption of new sourcing programs, providing guidance and follow-up with local teams.
- Maintain accurate records of pricing, contracts, and supplier data in internal systems.
- Develop reports and dashboards to track KPIs and share insights with stakeholders.
- Research new products, materials, and vendors that align with Core Spaces’ quality and sustainability standards.
- Ensure all procurement activities comply with company policies and relevant regulations.
- Occasional travel may be necessary as needed.
- Perform all other duties and tasks as assigned by management.

Ideally, you'll have
- Bachelor’s degree in Business, Supply Chain Management, Finance, or related field.
- 3+ years of experience in procurement, sourcing, or supply chain (real estate/property management a plus) or a strong interest in procurement, operations, or vendor management, with transferable experience and a willingness to grow in the role.
- Demonstrated ability to take ownership of projects and operate with a high degree of autonomy.
- Excellent communication, negotiation, and organizational skills.
- Strong analytical skills and comfort working in Excel or other data tools (prior procurement software experience is a plus, but not required).
You'll crush it if you have experience with
- Multi-family and Student Housing experience.
- Experience leading RFPs and managing sourcing processes.
- A strategic, self-starter mindset with a strong focus on stakeholder needs and business impact.
- Customer/Stakeholder focus and a collaborative approach to problem solving.
- Ability to manage multiple priorities in a fast-paced, dynamic environment.

Base Salary: $80,000-$85,000 annually. Actual pay may vary depending on the candidate's experience and qualifications. Additional Compensation: Employees may be eligible for discretionary bonuses, typically 10% of base salary annually, depending on individual and organizational performance.
