Full Job Description
Performs a variety of skilled intermediate level general maintenance, repair and construction activities on buildings and equipment.

NOTE: This position's schedule is 4pm - 2am, Monday - Thursday

ESSENTIAL FUNCTIONS
Performs general maintenance/repair activities on campus facilities including:
 
  • Electrical:  Re-lamp campus exteriors and interiors including replace switches, outlets, ballasts and other electrical projects.  Kitchen appliance repair.  Wire circuits and trouble shoot wiring problems.  Pull wiring for computers. May serve as backup to Facilities Technician III as needed.
  • Plumbing:  Inspect, install, and repair various equipment/fixtures, water, gas, and drainage systems. Open clogged drains with plumber snake, plunger, and/or drain rod.
  • Carpentry:  Install bulletin boards, assemble furniture, patch walls, and hang doors. Complete minor framing projects and retouch paint or varnish and other projects. Perform basic locksmith duties including pinning, keying, and lockset repairs.
  • HVAC:  Changes filters and performs normal preventative maintenance on equipment to include greasing, changing or adjusting belts, adjusting motors, and cleaning coils as required.  PM air handler and keep records of repairs.  Responsible for most HVAC duties including being able to start and stop chiller, boilers, towers and pumps in order by using the computerized energy management system.
  • Work independently or as part of a team to complete and process a variety of work order assignments. Record accurate log of time spent and activities completed on a daily basis.
  • During preventive maintenance, visually inspects various work areas to identify/detect problem areas in need of repair. Estimate project labor and material needs.  May order and pick up materials as required. Perform the necessary calculations to estimate, orders, pick-up materials and supplies required to complete project or repair. 
  • Operate a variety of heavy equipment and drive vehicles, forklift, front-end loaders, backhoe, dump trucks, and three - ton trucks as necessary. 
  • Operate a variety of hand and power tools such as grinders, drills, saws, and jackhammers in a safer efficient manner. Operate riding mower for grounds work that will be required. Perform moves and set-ups/takedowns of tables and chairs and furniture for special activities.  Apply paint or varnish with a brush, roller and/or a spray gun to surfaces requiring protection.  Fill cracks, holes with plaster or spackling paste and patch sheet rock walls. Collect and record water samples for transport to State lab.  Perform daily monitoring of fresh water and waste water system. Perform daily water test of chilled/heating water loops and cooling towers.
  • May provide work lead for student and Department of Corrections inmate workers.  Install and repair College signs for buildings and offices.  Occasionally lead special projects and direct and train assignments and answer questions.  May serve as project leader training other semi-skilled workers to perform work assignments.   
 MARGINAL FUNCTIONS
The position may perform other duties commensurate with the functions and level of the position to include participating in committee assignments and the recruitment and retention of students.

EDUCATION: Focused training-and-may need special certification/license -and- demonstrated KSA
 
EXPERIENCE: Five (5) years' experience with Certification -or- seven (7) years' experience without Certification
 
SPECIAL POSITION CONDITIONS: Must have or be able to obtain an Arizona Driver's License and    be insurable to drive college vehicles.  This position may be required to work rotating shifts, which includes days, evenings, nights, weekends and holidays.  Will be required to be available for after-hours emergency response duties as a member of a 7x24x365 operations team.

SALARY:  $20.15 - $21.32 per hour (Dependent upon qualifications)

Background Verification:  As a condition of employment, all candidates accepting an offer of employment for a full-time, part- time, temporary, student worker, or volunteer position, will be required to undergo a Background Verification.  Employment with Central Arizona College is contingent upon the successful completion of the background verification.  The level the background verification for this position is: Standard level.

KNOWLEDGE, SKILLS, AND ABILITIES:
  • Knowledge and skill in general repair and maintenance in a variety of areas including electrical, plumbing, HVAC, carpentry, and painting.
  • Ability to read blueprints and/or interpret schematic drawings, manuals or sketches on plumbing & wiring.
  • Ability to perform preventative maintenance on building and equipment on a scheduled basis.
  • Knowledge of methods and techniques in building maintenance, repair, and construction.
  • Knowledge of methods and procedures used to estimate materials and tools needed to complete a task.
  • Knowledge of current DOT highway safety laws and practices pertaining to the operation of the College vans, trucks and buses on public roadways.
  • Ability to perform heavy manual labor in performing maintenance and repair tasks.
  • Ability to operate a variety of equipment common to mechanical maintenance of facilities and the operation of a variety of vehicles to include buses.
  • Must be able to drive a vehicle and have or be willing to obtain a valid Arizona Commercial Drivers License.
  • Skill in communication, interpersonal skills as applied to interaction with college administrators, faculty, staff, and students.
  • Ability to work independently as a team in completing tasks.
  • Ability to communicate using college e-mail system and work orders system.

Basic Level Interpersonal Skills:  Position engages in or requires some or all of the following:  General friendliness, courtesy, tact and effectiveness in dealing with others in everyday working relationships, including contracts to request or provide information and/or exchange data.  This level of skill is required for effective job performance.  Position has limited to some contact with students, program participants, and/or the public.
 
PHYSICAL REQUIREMENTS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of his job:
Perform heavy manual labor requiring dexterity, physical steadiness, and awkward reaches.
While performing the duties of this job the employee is regularly required to stand or walk seven (7) hours a day.

The employee frequently is required to use hands to handle or feel objects, tools, or controls, reach with hands and arms for the purpose of maintenance of working with hand tools and power tools. Required to climb or balance on ladders to get on roofs or replace light bulbs or work on equipment, stoop, kneel, crouch or crawl in confined spaces.
The employee must regularly lift and/or move 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
