Full Job Description

Wells Fargo is seeking an Assumptions Loan Closer within Transactions and Processing as part of Home Lending. Assumptions allow a home buyer to take on the existing home loan terms of the seller.


In this role, you will:

  • Perform moderately complex closing transactional, operational and customer support tasks within functional area.
  • Support loan closing functional area with moderately complex issues and operational tasks.
  • Receive direction from supervisor and escalate non-routine questions and issues to more experienced individual.
  • Collaborate and consult with peers, colleagues, and managers in processing, closing and post-closing to resolve issues and achieve goals.
  • Interact with external customers and title companies.
  • Receive direction from leaders and exercise independent judgment while developing the knowledge to understand function, policies, procedures, and compliance requirements.
  • This LO position has customer contact and job duties which may include needs assessing and referring those customers interested in a dwelling secured product to a SAFE team member. This position includes assisting customers without taking an application and without offering or negotiating terms of a dwelling secured transaction. Individuals in a LO position also must meet the Loan Originator requirements under Regulation Z (LO) outlined in the job expectations below.
  • Identify ways to improve processes and offer ideas for own work and work group.


Required Qualifications:

  • 2 plus years of customer service, loan administration, collections, or sales environment experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education.


Desired Qualifications:

  • 5 plus years of Experience closing home mortgage loan products.
  • Experience with Assumptions Loans
  • Experience with Empower Operating System, MSP and/or ICMP
  • Solid critical thinking skills
  • Strong analytical skills with high attention to detail and accuracy
  • Ability to develop partnerships and collaborate with other business and functional areas.
  • Ability to gather, organize, and interpret data.

Job Expectations:

  • Visa sponsorship is NOT available for this position.
  • Relocation assistance is NOT available for this position.
  • Able to work Monday- Friday 8:00am-5:30pm
  • Candidate MUST reside within a reasonable commute to one of the locations listed below.
  • This position offers a hybrid work schedule.
  • Individuals in Loan Originator (LO) positions must meet the Consumer Financial Protection Bureau qualification requirements and comply with related Wells Fargo policies. The LO qualification requirements include meeting applicable financial responsibility, character, general financial fitness, and criminal background standards. A current credit report will be used to assess your financial responsibility and credit fitness, however, a credit score is not included as part of the evaluation. Successful candidates must also meet ongoing regulatory requirements including additional screening, if necessary.

Pay Range

Reflected is the base pay range offered for this position. Pay may vary depending on factors including but not limited to achievements, skills, experience, or work location. The range listed is just one component of the compensation package offered to candidates.

$22.36 - $33.51
